Getting your house ready to sell can seem like an insurmountable effort. Here are some tips to help you make your house the one that buyers look at:
Curb Appeal is VERY important:
1. Well manicured lawn
2. Edged and swept sidewalks
3. Clear walks and driveways (in winter no snow or ice; in summer no toys)
4. Freshly painted front door and mailbox (replace screen if necessary)
5. Uncluttered yard and driveway
6. Cleaned windows
7. Trees and shrubs trimmed
8. No broken steps
The interior:
1. Fresh paint wherever possible
2. Cleaned vent fans in kitchen and bath
3. Cleaned kitchen floor
4. Uncluttered kitchen counters
5. No dripping faucets
6. Clean towels in the bathroom
7. No loose knobs; warped drawers; sticking windows or doors that don’t close (or open)
8. Cleaned fireplace
9. All light bulbs and switches working
10. Caulked tubs and showers
11. No excess furniture
12. No excess clothing in closets
Regarding showings:
1. Open drapes and curtains
2. Turn on all lights
3. Turn OFF television (soft music is most preferred)
4. Remove dogs and/or cats to the yard
5. Fresh flowers if possible
6. Color photos of your yard in full bloom (if it is winter)
7. Remove dirty dishes
8. Make the beds
9. A “homey” aroma always is appreciated (bread; cinnamon; etc.)
10. Stay out of the way (let the buyers “kick the tires”)
11. Do NOT volunteer any information – refer the buyer to your agent
